ABOUT PARK FARM BARN
Now available for holiday rentals, Park Farm Barn is set in an acre of grounds, amongst beautiful countryside in Throwley, Kent. Renovation completed in October 2020, with great care and attention to detail in bringing it back to life.
Park Farm Barn is the perfect retreat for quiet relaxation in a rustic but contemporary space. Sleeping up to 8 guests, we are ideally located for long walks and visits to country pubs whilst also being close to the coast and beaches, wonderful golf courses and plenty of towns and villages to explore.
Upon arrival you'll find a welcome hamper filled with delicious local goodies so you can settle in to your stay. Both The Barn and The Little Barn also includes teas, coffees and hot chocolate, complementary toiletries, smart TVs and free WiFi.

LOCAL TOUCHES
Beautiful handmade soaps from The Kentish Botanical Company. Art from local artists. Local produce and fresh eggs from our own hens in the welcome hamper.
UTILITY ROOM
The utility room in The Barn includes two additional fridges, a freezer and an additional dishwasher. Plus washing machine and tumble dryer.
PURE LINEN BEDDING
We use 100% linen bedding on all of our beds. Ready for you to sink into at the end of the day.
BESPOKE KITCHENS
Both kitchens include an electric oven, microwave, dishwasher and cooking utensils. The Barn kitchen also includes an electric, two oven Aga alongside an independently controlled standard oven.
FAQ
DO YOU HAVE A MINIMUM STAY?
All of our bookings are subject to a 3 night minimum stay.
HOW DO I BOOK?
We would require a 20% deposit to secure the booking. This will also act as a deposit against any damages.
The full balance would be payable a month before your arrival date.
The 20% deposit will be returned to you within a week of the departure date, unless there is any damage in which case it will be taken out of this.
WHAT ARE THE TERMS FOR BOOKING?
We do not permit parties, loud music, shouting, excessive noise or disturbance late into the night.
No fireworks
No BBQs
No naked flames
No smoking anywhere inside the barn. Smoking in the garden is allowed, but please use the ashtrays provided.
Arrival is from 3pm
To be fully vacated by 11am on the day of departure.
WHAT SHOULD I BRING?
We hope that we have everything covered for your stay from the moment you arrive. We are not catered, so the only thing you should need to bring is food and drink provisions and your walking boots!
We provide all towels, bedding and toiletries (shower gel, shampoo, conditioner). Our kitchens are kitted out with all utensils, pots, pans etc that you should need during your stay. There is WIFI thoughout and TVs in both The Little Barn and The Barn. We also have an Xbox in the Barn and a few DVDs, books and games to keep you entertained.
WHAT'S YOUR CANCELLATION POLICY?
If there are any COVID government restrictions that do not allow your stay to go ahead, such as lockdowns, tier restrictions, we will offer a full refund.
If the reason for cancellation is anything outside of these restrictions -
Full refund for cancellations made within 48 hours of booking
50% refund for cancellations made at least 14 days before the check-in date
No refunds for cancellations made within 14 days of the check-in date.
